Zoning & Development Regulations
State law charges the Town with developing a Comprehensive Plan and associated regulations to implement the Plan. The Planning Department is available to provide information on development related issues and permit/hearing processes.
The Town assembled Stakeholder groups including residents, business owners, state and county officials and various Town boards and commissions to review the existing 2009 Comprehensive Plan. Their comments are summarized on the following report.
The Planning Commission makes recommendations on petitions for rezoning, amendments to the Development Regulations and amendments to the Comprehensive Plan. The Planning Commission renders final decisions on subdivision and site development plans and makes recommendations on all annexation proposals prior to submission to the Town Board for the requisite public hearing. The Commission meets on the first Thursday of each month.
Board of Appeals
The Board of Appeals hears and decides variances, special exceptions, cases involving non-conforming uses and appeals of departmental administrative decisions. All decisions are based strictly on standards in the Development Regulations. The Board meets on the fourth Tuesday of each month when action is required.
Development Regulations Proposed Amendments
From time to time, the Town of Bel Air updates and revises selected regulations that pertain to development in the Town. As these amendments are introduced to the Planning Commission, the proposed changes will be made available at the Planning office and a summary provided below
